Any homeowner will know that the cost of renovating and decorating a house is expensive. Knowing what changes are worth investing in can be difficult, but we have outlined 5 ways to add value to your home:

  • Open Plan Living

One of the best ways to add value to your home is through an open plan kitchen/dining room by removing an internal wall. While structural renovations can be costly, with the average costs being between £1200 and £2,500 – depending on where you are located and the size of the wall – the benefit of doing so is worth it, with an open-plan kitchen/dining room adding between £5,800 and £48,500 to the average price home in London.

  • Nice Garden Space

Investing some of your renovation money into sprucing up the back garden can add great value to your home – particularly in areas such as London. On average, it costs between £1,000-£2000 to install decking; around £165 to install garden lights; between £700-£1000 for new fencing as well as the cost of general maintenance.

Making a nice garden space may not be high on your list of priorities when looking to improve your house, but a simple and easily-maintained garden can add up to 70% value to your home – even more than installing a gym or extension.

  • New Kitchen

On average, the cost of installing a new kitchen can be between £1,425-£3275, depending on the size of the kitchen. Adding new cabinets, worktop or floor can drastically improve the value of your home, roughly by £17,000 in London.

The kitchen is a determining factor for many homebuyers, so making sure it is in good condition is vital for securing a good sale.

  • Parking Space

Particularly in areas where parking can be scarce, paving over your front garden to create off road parking can add significant value to your home – off street parking can add up to £22,000 to value of your home.

It is vital you check with your local council if you need planning permission, and average cost of paving over a front garden can fall anywhere between £2,000 and £3,000.

  • Decorate

This may seem obvious, but you would be surprised at how many people fail to decorate their homes before putting it on the market – and how much decorating can add value. When people view a home, they can find it hard to see past the faded-out paint, lifted floorboards or cluttered space.

It can cost around £1,000 for basic decorations to be made, but it can add around £5,000 to the value of your property!
